Ensuring safety of Tenants
As a landlord, you are legally responsible for the safety of your tenants in relation to gas safety. By law you must:
Repair and maintain gas pipework, flues and appliances in safe condition
Ensure an annual gas safety check on each appliance and flue
Keep a record of each safety check
You should also keep your tenants informed about their responsibilities while they are staying in your property.
Gas Safety Legislation

These responsibilities are laid out in the relevant gas safety legislation, such as the Gas Safety (Installation and Use) Regulations 1998 in Great Britain. There are three specific duties for landlords to keep their tenants safe. Annual gas safety checks, to make sure that any gas appliances and flues provided for tenants are safe for continued use. Landlords must arrange for them to be checked for safety every 12 months by a Gas Safe registered engineer.
A landlord safety certificate is the minimum required by Gas Regulations , however it should be pointed out that guidance to the regulations point out that “neither should it be assumed that carrying out safety checks will be sufficient to provide effective maintenance”.
